Default Do I sign?

My step-mother decided to sell the house after my Father passed away, and has called to tell me before she can sell I need to call her lawyer to sign something since I own 1/3 of property. My question is who is the other 1/3 that gets a share of the estate? The step daughter was not adopted nor the step grandson that lived at the residence with my Father. This is in state of Virginia.
