Confused sell the house...to pay his bills

A very dear friend of mine died recently and named me sole heir.
Other than a house he had no other assets. The clerk of court
instructed me to sell the house in order to pay his debts, which
are quite a few mostly medical bills. Why do I have to sell the
house to pay his debts?

His estate has to pay off debts before he can give assets away.
