Do I need to take the will through probate before I can sell the home?
My father passed away 4-13-07. He had a will which leaves everything to the four siblings equally. However, he had quit claimed his home to my Mom and I in 1982. My mother died in Sept 2005 so I am the only one living re: the deed on the house. Do I need to take the will through probate before I can sell the home?

Have a lawyer review the deed and the will and advise you but it seems the home may not be part of the estate based on what you say here.
