Confused Inheritance Question

My mom owns a house and she is the sole responsible party on the security deed, however, I am listed with her on the property deed. What happens if she dies and leaves me the house and I can't pay for the property...am I legally responsible for the debt since my name is on the property deed?? Or what happens if she defaults on the loan...can they come after me personally?

Her estate would be the first in line to be responsible. After that, yes, it's you. When a joint tenant dies, the other named party becomes the sole owner of the property in its entirety. If she dies before you do, you will be responsible once the estate settles all debts incurred by your mother.

If, while alive, she defaults, it will be only her they will foreclose upon, as hers is the only name on the financial obligation to repay the loan. That your name is on the deed is inconsequential to the debt responsibility while the mortgagee is alive.
