Big Grin Quitclaim Deed - Los Angeles, California

My father wants to give me (son) his home. He wants me to have full ownership of his property without having the taxes go up on me. We live in Los Angeles Ca. He wants a simple solution for me to have ownership when he dies, without any probate or extra taxes. Is a quitclaim deed the way to go? Or is there a better way? Thank you.

Actually not an easy question and much more complicated than you may think.

Get professional assistance -- but short answer: normally inheritance is much better as to tax issues, for the average person.
