Default GA/FAMILY ISSUES REPAYMENT

My problem is that my Grandmother deeded her property to her daughters about 20 years ago. She is 91 and of poor health. As part of the agreement to deed the property she had a verbal agreement that the daughters would pay the taxes and insurance and maintain the property until her death. She has life time rights to live in the house. The problem is one of the daughters has died and her children who will gain her share of the property have not paid taxes, insurance or to maintain the property. I am not in line to receive anything at my Grandmother's death, as my mother is still living. I currently pay out about $700 in care for her just for her care taker and medical needs and feel that the least that can be done is that the cousins re-pay me for the property taxes, insurance and other small fees associated with the property. I asked them to sign a document to pay me at the sale of the property if/when they receive money with no interest and they have refused to sign that. If I do not pay the taxes and insurance then the house would go to the state for back taxes. Do I have any leagal recourse to be repaid for the upkeep of the property? What type of attorney would I need to hire?

The signed documents will govern which unfortunately may not help you, but if you argue that you will make a serious challenge and perhaps even file suit they may negotiate with you.
