Default willed 50%

My father passed away in 2003 in PA leaving property to my sister and I. He also signed over another property before he died into both of our names. My sister was POA and now is executor. She tells me nothing. She received the life insurance policy (which no one understands because my father dispised her husband and didn't want him to get anything). My grandmother and her sister live in the property that was signed over before my father's death rent free which equals we get all the expenses. My sister mishandles the other rental properties which leaves them empty half the time. It's been 5 years and I'm tierd. I wanted to sell it all from day one but my sister wouldn't do it. Now that we are up to our ears in expenses she wants to sell. She says there will be nothing left after selling and paying the expenses. How can I be sure that I'm not being swindled? I don't really care about the money, but more about if I am being wronged by my own flesh and blood.
