Here is my situation I rented a small home in ohio for a little less than two years. I moved out, and cleaned the home well. When I checked out there were a few things wrong I admit, The furnace filter, cleaning the stove, and batteries for a smoke alarm. But when I recieved the desposition i was charged 175$ to paint the living room, 112$ for new window blinds, 60$ for tiles, 48$ for a door, and 60$ to clean ceiling fan and baseboards.and 25$ to plant grass.
The bill to paint the living room is from a family member of the people who own the home. The Work order was not itemized, but he painted the whole house for 390$ including touching up, small repairs, and painting woodwork, and painting a closet. Then its written on there 175$ to paint living room. But he also painted two other rooms that size, a bathroom 1/3 the woodwork, small repairs, for 215$. The window blinds were not new when I recieved them, I remember soaking them in a tub for the first day, becuase they were dirty. Although I have no proof of them not being new when I recieved them. On the out inspection my landlord never mentioned anything about the blinds, nor is written on the inspection that they were dirty. The door was never broken as far as I knew, on the out inspection it was never put on there yet they charged me for it. Oh and last the tiles in the kitchen and bath, were slightly damaged but they were linoleum tiles and the glue had started to not stick so the corners were coming up, also this damage was not listed on the out inspection. I have a check in inspection, a check out inspection, the disposition (with all the work orders), and the lease. The landlord created a video on move in and move out, that will only help my case, it will show that there was no serious damage to the property, like the tile the door etc., is there anyway i can assure she brings it to court?? I rented this property through a broker, who represents the home owners who owns it. I write a check to the company who owns the home but mail it to the real estate broker. Who do i sue in this matter the Realty company, the home owners, or both??? |

You can name both and let them fight it out as to who is responsible in the end.
