Home Staging, this is a fairly new service that is working very well and catching on in the conservative markets. The service essentially covers two basic areas of concern that when done correctly will definitely assist the Buyers and the Sellers in completion of a Sale and Purchase.To the Sellers that say, I'm cheap, I know it all and I don't want to spend any money to sell my home, I say, shut up and take your medicine if you want your home sold. Remember, people buy on their emotions and when it doesn't make the Buyer feel better or solve his problem, there is no sale, and the home remains on the market, while staged homes are quickly selling.
The two basic areas that challenge the Buyers are when the property is vacant and through lack of imagination, the Buyers cannot picture it furnished with their contents within and also trying to picture them living there? Imagination is key. This second situation offers much more of a challenge.There really is no polite way to describe it other than the way it is.Hey Seller guess what, your home is a cluttered, outdated, obnoxious, dysfunctional, filthy, deco rationally challenged pigsty, and that's the polite version. The Seller of that home would never consider buying anything closely resembling their home in that condition, but yet cannot honestly believe that nothing is wrong with the current condition of it, and it's the Realtor problem and they should be able to sell very quickly. Anyway,yes new, new, new and all updated is all well and fine if done and or the sale price makes allowances for. Many properties just need a serious polish and a major de-clutter for starters. By simply rearranging furniture, removing lots of stuff, airing it out, scrubbing a few carpets and maybe a little paint freshen will go a long way to improve its appeal to the Buyers. The Sellers live in this chaotic state and expect Buyers to stretch their limited imaginations way beyond reasonable expectations.A Professional Home Stager can quickly create a range of reasonable improvement suggestions and for a few wisely invested dollars not only get the home sold quickly, but in almost all cases for sold for more money. And you will not have to "shoot" the agent for not being able to "walk on water". For the totally vacant homes, it can be as easy as a several minor improvements, a few gallons of paint or simply renting some furniture for a month to guide the buyer's limited imagination, especially if there are some obvious dysfunctions that need to be subdued.
