We sold our house in October 2007. It was on the home disclosure that the foundation had been repaired in 2002 and again in 2006. After the foundation company and the structual engineer checked, it was determined that the house needed an adjustment. The foundation company also sent the new owner a letter stating that repairs to the home would probably be needed after the adjustment. The homeowner would be responsible for the repairs. (The repairs on the foundation are covered.) Previous repairs to the house due to the foundation adjustments were also on the home disclosure.
The foundation repair was done and the homeowner called our realtor and said that the damages were far more than he anticipated. I was surprised as the last adjustment didn't do much damage. We know that we have no legal responsibility, but to be nice we were going to offer $100-$200 with a letter that would have to be signed stating that we had not legal responsiblity and that he would never contact us regarding this property again. Please help with your advice. We don't want a lawsuit. |

That amount may not satisfy them.
You may want to maintain your position. You certainly did disclose everything. |
