Hello. My girlfiend and I wanted to buy a house together in California but her credit was poor, so we agreed that I would buy the house and then add her to title immediately after closing. She agreed to pay half the down and half the mortgage payments. So far so good, she has kepy her side of the bargain. However, I just recieved a form from the county called "Claim for Reassessment Exclusion for Transfer of Bare Legal Title or Declaration of Security Interest" that is questioning why I would transfer title from myself as an unmarried man to both of us as Tenants in Common. I don't understand this form and how to fill it out. It is asking questions about who made the downpayment, who lives in the house, who pays for improvements, etc.
Can someone explain why the county is asking these questions? are they trying to keep me from transferring title? why? Thanks for any insight. |

May be that they want to see if you should pay a transfer or sales tax?
