Eleven years ago I entered into a contract for deed on the property where I currently reside. During recent months 1) I became unemployed and therefore fell behind on my payments and 2) the contract changed hands from the original seller to his ex-wife. In proceedings dated July 19 the contract was extinguished and the seller granted all rights to the property, including possession. I have no desire to re-enter the contract and have every intention of vacating the premises. My question is how long do I have legally before she can order myself and my 2 children to leave and what legal process, if any, must she go through to carry out the eviction? The seller came to the house the evening of Monday, July 30th and advised that I had until Sunday, August 5th to vacate the premises. Many people have told me that she cannot just show up herself and make such a demand, that there must be an eviction notice served through the sheriff's department. I understand that this is the case in rental agreements but am not certain as to whether it pertains to a contract for deed. I am still looking for a secure place to move to with my family and plan to do so as soon as possible. How much time do I have?

They normally have to evict you yes. Depending where you are, that could take some time. Call the sheriff where you are located and/or legal aid and check the eviction process.
