Confused No longer want Time Share in Cancun

I bought a timeshare 2 years ago at the Imperial Fiesta at Casa Maya Hotel in
Cancun. I used it last year, but now I no longer want to keep paying the
$395/year maintenance fee and I've tried to give it away. Nobody wants it.
I've paid it for '07 and haven't used it.
Can I deed it back to the hotel and will they accept it?
If I just stop paying, what will happen to my credit and can they put a lien
on my residence?

They usually say they will not allow that.

Review your contract and see if it has any terms that may support you and in any case ask the firm to work something out--many will do something for you in medical situations or other emergencies...if there are any problems you could try to point those out as reasons for breaking the contract as well; finally most firms will not sue for the amounts owing after a broken contract such as this, though they may try to report it to your credit agency; you normally are only liable until they re-sell it in any case so if you can find someone to take it, that may also help...
