Confused North Carolina Deed

I'm not sure if this should be under Property Law or Will/Estate Threads but it relates to a property in NC and figured this would probably be a good place to start.

My grandmother recently passed and has left all documentations (deed, title, etc) of land she owns in NC to me. My grandmother passed without leaving documentation but verbally expressed that the land will be mine and passed all documentations to me which I have in my possession. I have been paying the property tax since before my grandmother's passing. I am now considering selling the property since I currently live in Hawaii and not planning on moving to NC anytime in the near future.

Will I be able to sell the property even though the deed and title is under my grandmother's name? Do I need to draft something with a lawyer in order to state that I am now the caretaker/owner of the land?

Any help would be greatly appreciated.

If there is no will then it will pass according to state law--are you the next of kin?

Call your local probate court; they will usually have good instructions etc.
