my x- girlfriend moved out about 2-3 years ago and left some of her possessions (cloths and other items) i still live in the house here is the problem her name is on the deed but not the mortgage. she has come here 2 times and gathered a few things and left the rest promising to return for the rest within a week but i dont see her for a year or more i dont have any contact info for her. what can i do to get her name off the deed so i can get rid of the stuff that is taking up way to much space?

I wish to inform you that you may inform your landlord that he must initiate abandonment proceedings. You may further inform your landlord that the things of other joint tenant must be removed. The things of other joint tenant will then be removed by your landlord as abandoned. If you are having possession of the things of other tenant then you may obtain court order that things may be sold and amount of money from sale after deducting expenses may be returned to your x girlfriend when she contacts you. If you are the owner of the house and whole of house is in your possession then you may initiate abandonment proceedings in court and can obtain court order. If you otherwise dispose of the things then your ex girlfriend may claim that she had kept things on her capacity a part owner of house as her name is on deed.
