Angry Mrs

My husband & I have signed an offer to purchase a house. The estate agent said that she had the power of attorney for the seller as the seller is overseas. The offer to purshase was signed by her on behalf of the seller.After 2-3 days the estate agent got back to us to say that the owner had accepted the offer and that we can go ahead with our bond application. Our bond has been approved and papers sent to the bond registration office. On enquiry as to the delay with the transfer papers we were told by the lawyers doing the transfer that they received instructions from the estate agent to hold on as the seller might have a change of mind. The seller will be coming to South Africa sometime this week. It is now four weeks later since our signing of the offer. We have a month to move out of were we are currently renting and we have not looked for another place as we have not been told by the estate agent of the sellers change of mind. What are our legal rights in this matter? Can the seller agree to the offer (as per the agent) and then change his mind? Where does this leave us as we have nowere to go at the end of this month? Who is liable for the inconvience caused to us should the seller change his mind??

You can sue her and the seller in small claims for your damages and costs if need be.
