My Father signed a warranty deed to convey real property as husband and wife, one month before he actually inherited the property from his Mother through Probate. The deed was then recorded in the County Clerks Office in Oregon after he inherited it. Is it still a valid Warranty Deed as a Husband & Wife ownership? His Mother didn't sign anything confirming transfer of title when she was alive.

In many jurisdictions it is not valid and he needs to file again. But he could have included language that picked up the after-acquired interest so best to have a professional look this all over as well. You will need the actual documents of course to do that.

Thanks for your answer. I think the After Acquired Title applies, as the deed was put into Husband and Wife.
