Confused Florida Commercial lease not yet started - need advice

We signed a commercial lease for office space 24 hrs ago. The lease was for 1 year with a minimum term of three months. We had discussed what was included int he lease in great detail with the leasor and it was suppose to be an all inclusive price.
Immediately after signing a bland contract which did not stipulate precise inclusions, he then said that what he had said was included was now extra ( parking $140 a month, chairs $50 a month, Fax line $95 a month etc.) If we had been informed about these additional costs we would not have taken the lease as this means the monthly cost is now higher than several others in the area for similar facilities.

We have not yet used the office at all, and have expressed our concerns to the leasor over this change in service. Can we break the lease under a cooling off period rule or due to misrepresentation of service?

Not under a cooling off period but you certainly have a fundamental misunderstanding between the two sides and that is reason to not proceed. He does not have damages so early on so you can indeed cancel it.

Save all records in case he tries to go to court and dispute this all.

Thank you for your advice we did in fact obtain a commercial real estate lawyer today and he said the same before I read your post. But it is a good feeling to know that two more informed people have said the same thing, and it gives us hope that this can be resolved soon.
