EEK! forclosure

my house is being forclosed. I recently received a letter from the bank\'s
attorney(Indymac bank)with notice of hearing. it says im being notified
that they will call up for hearing on july 24 or as soon there after.

PLAINTIFF\'S MOTION FOR SUMMARY FINAL JUDGEMENT OF FORECLOSURE AND TAXATION
OF ATTORNEY\'S FEES AND COSTS
then it says: pursuant to administrative order, a bona fide effort has been
made by counsel to agree on a stipulated order, or failing that to narrow
the issue.

I wanted to know if I need to be present? I cant pay the morgage anymore and
I want the house to be forclosed. what do I do?

The easy way: go to Stop Foreclosure. Those are REOs.

For pre-foreclosure, there are several ways. They include, note buying, short sales, and providing services to those at risks of foreclosure. As to how to do each, that's a bigger lesson than I can post here. You are better off learning which ever method you wish to work with.

I run a real estate seminar list. You might find one that suits you.

Also, be aware that foreclosure investing is also rehab investing. You will rarely find a foreclosure that doesn't need, at least minor rehab. Especially in today's market when buyers are looking for upgrades.
