Default remove co-owner from the title

hey,
i have a question. me and my parents bought a land few year back in kingman, arizona. we live in las vegas, nevada. i want to do what kinda form or deed i need to fill to remove my parents name from the title??

please help

bill of sale by both parties for legal tender, $1 and other considerations, new warranty deed. This is assuming there is no first lien.
