Confused Restrictive Covenants holiday let need help!

We have a little problem, we have a holiday let, a land agent of a lady has decided to enforce the covenent. It specifically says on the deed that: The recipient hereby convents with the donor for the benifit of the remainder of the donor's estate number 1 the pound.....' (this was originally the ladys house) the land agents are trying to enforce the covenant on her behalf. Can they do this if she no longer lives there? Any advise would be appreciated. We have also never signed the document and it was originally commercial land when the covenant was written.
