Default Gentlemans agreement

I have recently made a verbal deal to have a person maintain some
property
(i.e. mend a barb wire fence and keep the grass cut etc..)for the use
of the
pasture for his horses to graze (no money is invovled). can this
individual
make any claims on the property in the future? no time was agreed to.

The individual is supplying the material to fix the fence and spending
their
money to maintain the place.

Not as to ownership but they can claim a lien if they do not get paid for some reason as agreed.

we have owned a lake front property for over 30 years along with another individual. Initial agreement was if 1 of the partners no longer wanted the property or thru death the remaining owner would have the chnace to buy the other half. The other part owner died and b/4 his death he gave his share to his daughter and she has moved in on the property. We never get a chance to spent anytime on our property and she has even as much as put a trailer on the property, she has vehicles, parties on this property. she has never asked if we would like to spent a weeknite or weekend on the property as she has basically "moved in". We pay the taxes and were doing all the upkeep for all of those 30+ years until she retained part ownership. Our previous co-owner and us were respectful of each other and got along well. What do do or what are rights so we can spent time on our property and we have asked her in a letter forwarded to her earlier this spring of our thoughts.

We would like to know what recourse we may her a letter regarding our concerns and she acts as tho she never received a letter.
