Confused Terminate Lease Agreement

I recently signed an oil & gas lease to a land company. They issued me a draft for amount of agreement and is in the process of being transferred to my account (could take 30 days). I now want to terminate the lease but don't know exactly what to do. The property that i leased was in my name and someone else name, but i only signed the lease. Is it legal for this lease to stand without both landowners signatures???

It is valid as to your part.

Why are you changing your mind now?

Can you argue that they misled you or some other reason for backing out?
