The real estate price in Kerala, especially in Cochin is manipulated mainly by builders. They are telling or make newspapers tell there going to be a great demand for flats in Cochin.

Now the real situation is, many of the new apartments, mainly owned by NRIs are vacant. They do not know the price prevailing here.

If you ask Rs.3000 per sq ft, they are ready to sell @ Rs.3200.

I personally know an apartment complex of a reputed builder in cochin is mainly (around 80%) owned by NRIs. Now they have around 400 flats in the complex. Now advertising in their site as they have only 26 flats to sell (actual number is 125) could not sell even a single flat in the last 8 months.

They promised to deliver the flat in 2008 December, still the outer plastering is going on. May be ready by 2010.

Belive me here the flats are available @ Rs.2000 net (Including car park etc). A two bed room flat of 1200 sq ft is available at Rs.24-25 Lacs. But if you are a fool and going to the builder they are asking for Rs.2500 sq ft + car park 2 lacs etc etc.

If you looking for a flat in cochin, my advice is wait for 6 months, you will get atleast 20-30% cut in price.

if anybody takes a survey in india re: land value in Kerala. its will surely inaccurate. nobody records the right price whenever they buy or sell. nobody pays the tax properly. for example if the property/land is bought for 90 lakhs it will recorded as sold for 50 lakhs.

That is why recent time we can see the value of properties happened in US and Europe.Same thing going to happen in Cochin.To make money work hard,Dont believe in brokers.Dont believe in Dubai smart city.Must think who is going to lieve in this Cochin flats .Is it all the people from north coming to kerala.They dodnt like our attitude.Because they know very well about malayalees. they like to visit kerala.Hundreds of flats in Kerala is Empty.It all became like Olympic stadiums in forign countries.People doesnt like our polituicians our infrastructures.ect....Please think about it before anyone investing properties in Cochin..A city of drugs ,mafia,Sex Maniac,Traffic jams ect.......

Ha ha ha .. absolutely right !!!.. most of the flats are bought by NRIs.. now nobody is there to stay ...:-))

We need to agree that the earning potential in our state is below average to our county average.Just because few NRI's have invested to show off, doesnt mean the locals can buy from them at a 15 or 20% margin and its never going to happen also.
Now who is going to stay in these apartments and villas.Unless and untill we have occupants, there wont be any serious money flowing into the society there by completing the whole cycle of investment.

These are pure speculation and in a state like kerala investing is absolutely a major risk.Cant say that one wont make money but its far easier to lose too.Funda of risk to return applies here too.

Malayalees are more aware than educated.They know the current earnings of educated and well off people and its dadagiri happening within the state.The only state where the unions demand them to be paid for the work not done by them.They claim it be their birth right.Can understand why our state is investment friendly for outsiders.The law and law enforcement are nothing but puppets and has proved innumerable times their ineffeciency to curb violence or criminal activities.At times I feel the law in this state is only for the offenders and they are at home within police custody.

I urge to all the NRI's to undergo a serious thought process before investing in Kerala.You have better investment option even in our neighbouring state Tamilnadu.They have gone miles ahead in terms of infrastructure,investment acquisition and jobs creation.And these are the things that really matter in long run.We wer proud enough to close one more factory and as per latest development the employees were successful to bring it down in fire.Surely it reassures we are in Gods own country.

The above post was not from the unregistered but from rkt. I also wish to comment on unregistered's view on the author being negative in thought. Just because someone sees a fall in performance or conditions doesn mean negative and this applies to all industry.these are opportunities to keep ourselves prepared for the tough times ahead. Just because one keep on saying All is well doesnt improve situations.

Kerala is known to all as ‘God’s Own Country’ due to its various beautiful places. It is situated in the Southern tip and is not only blessed with abundant greenery but also a pleasant climate. Kerala is a heavenly abode and is known for its lagoons and backwaters that meander through its beautiful sceneries, hill stations, wild life sanctuaries and also its rich and colorful culture and heritage. Destinations Kerala are famous for their beauty and bliss.

The capital of Kerala, Thiruvananthapuram, is a city that is clean, neat and rich in cultural heritage. It is flanked by the Arabian Sea and the Western Ghats. Till recently it was known as Trivandrum, a name used by the British. It derives its name from the deity at the Sree Anantha Padmanabhaswami temple situated in the city. Besides the temple the city is also famous for the Observatory that was established for about a hundred years ago. There a number of impressive palaces in and around Thiruvananthapuram. The museum is known for its profuse gables and turrets. There are a number of objects carved out of wood, models of temple, antique jewelry and other fine works of art. An ideal place for art lovers is Sri Chitra Art Gallery that is within the museum compound. It has a large section devoted to the paintings of Raja Ravi Varma. Besides him, there are works of other artists such as Rabindranath Tagore, Jamimi Roy, K. K. Hebar etc. The gallery also has paintings from Indonesia, China and Japan. A boat ride in the backwaters of Kerala can be enchanting.
