Cool MTG CO. REFUSES TO CANCEL LOAN

What are penalties to the lender for not canceling a loan if it has been legally canceled? Can you have a mtg lien without a mtg? How do I remove it?

You can file in court and get an order forcing them to act and ordering them to pay all your costs etc. for their failure to act.
