LEASE

A lease is a contract calling for the lessee (user) to pay the lessor (owner) for use of an asset. A rental agreement is a lease in which the asset is tangible property. Leases for intangible property could include use of a computer program (similar to a license, but with different provisions), or use of a radio frequency (such as a contract with a cell-phone provider). A gross lease is when the tenant pays a flat rental amount and the landlord pays for all property charges regularly incurred by the ownership from lawnmowers and washing machines to handbags and jewelry.

A cancelable lease is a lease that may be terminated solely by the lessee or solely by the lessor. A non-cancelable lease is a lease that cannot be so terminated. In common parlance, “lease” may connote a non-cancelable lease, whereas “rental agreement” may connote a cancelable lease.

The lease will either provide specific provisions regarding the responsibilities and rights of the lessee and lessor, or there will be automatic provisions as a result of local law. In general, by paying the negotiated fee to the lessor, the lessee (also called a tenant) has possession and use (the rental) of the leased property to the exclusion of the lessor and all others except with the invitation of the tenant. The most common form of real property lease is a residential rental agreement between landlord and tenant. The relationship between the tenant and the landlord is called a tenancy, and the right to possession by the tenant is sometimes called a leasehold interest. A lease can be for a fixed period of time (called the term of the lease) but (depending on the terms of the lease) may be terminated sooner.

Default can a landlord kick me out with out notice and nail my doors shut?

my landlord entered my home without notice let my dogs out and then shut the doors leaving them outside and nailed them shut when i said something bout it he told me he can do what he wants and i cant do anythign cause im just a little girl im young yes 24 actually but now me and my husband and 4 mth old daughter and room mate r having to stay in a hotel room together because he refuses to let us enter our home even though we havent broken the lease every repair to the house has been done by or paid for by me and my husband the floors we had to have repaired and cost up 1000 dollars the baby can not sleep in her room because the window is broken and has been since we moved in one month he forced us to pay rent twice saying if we didnt pay it he would evict us and theres nothing we can do about it theres holes in the walls the stove is so messed up that it at times lights itself which more then once has sat the kitchen on fire and hes done nothing about it he has opened our front door and just walked in during the middle of the night not once letting us know hes coming the heater does not work and the back door is held shut with a knife because its no lock or knob on it and the wind blows it right open theres no insulation and theres holes in the living room walls that u can litterally see outside in the hall bathroom ceiling and front and back porch u can not put a light bulb in because it shorts out the house the house has window units and which u can only have 1 running at a time or it blows out the breaker the wall heater although doesnt work falls off the wall and hits u when u walk past it to fast the kitchen cabnets will not close the floor in the kitchen is rotted out so bad that u can look under the house in some places and when it rains or snows it will come in through the windows even if we have them closed because the glass does not fit the frames and theres gaps if we say anything to him about fixing anything he threatens to evict us or says he will knock it off the rent if we do it ourselves then doesnt
last night aug 5th 2011 he let himself into our home while we was out and released all of our animals <3 dogs> into the streets then nailed the screen doors closed so we could not get back in we r not behind on our rent nor have we ever been behind

im trying to find out if any of this is legal i live in oklahoma if that helps any
