My company leases space from a landlord. He agreed to lease us more space and we signed an amendment to the contract and mailed it along with a deposit check but he never signed the lease. He did agree to let us renovate the space but now he has reneged on the contract and returned our deposit. He has agreed to reimburse us for our expenses to date on the new space. HOWEVER, I'd like to get out of the original lease as well...any legal theories you can suggest to break the lease?

Your LL has taken all the steps needed to reimburse you for his failure to expand your space. As such, he has made you whole and you have no further greivance on this. This does not allow you to break the original lease. Unless there is a lease break clause in that original leae, you have no grounds to break it. Sorry.
