Default Rental property abandoned-BUT LEFT CAR

What do you do if your renter has left the property, but has left belongings inside the garage?? They apparently are in custody and someone came and moved their things out except for a nice car in the garage. Does that fall into abandonment and Can we keep the car??

Sorry, but you will not be able to keep the car. Have they moved out, returned the keys, ended their lease, or given you written notice of their intent to vacate? Are they behind in rent? Are the utilities shut off or have they been transferred back into your name? Is their an eviction pending (already filed)? Also, what state are you in? These things are all important in deciding what you can do next or if the property is officially abandoned.

Also, you say they are in custody - of law enforcement I assume? For what reason and for how long? Then who entered the unit and how did they get in? Who removed their belongings? Have you been in the unit and inspected it?

Please post more information and I will attempt to answer correctly according to your state law. Some states have statutes regarding what is considered abandoned property and what you must do with property left behind. Some of these laws are very strict on what standards must be met to declare the unit abandoned and how you must handle left over property. Please repost with more info.
