Confused Lease is not notarized

I live in WA state and I am trying to get out of my lease. Mainly because I may be moving in with somebody that has a dog and I can't have a dog at my place. According to WA tenant law, a lease over one year must be notarized. I signed a two year lease and it is not notarized. Can I legally get out of the lease after a year w/o suffering any penalties? I don't know if that law is as simple as it seems.

I doubt you will be able to get out of the lease now for that reason. You lived in the unit for a whole year, knowing the lease was not notarized and had no problem with it for that period of time. Now, halfway through your lease, you raise this issue. Had you complained about it at first, you could have, perhaps, gotten the lease ruled invalid for lack of notarization. But after this long period, I doubt a judge would allow you to raise this issue. I believe he would say that you have waited too long to raise this issue. You will have to pay the lease break penalties if you decide to break the lease. You may want to contact the leasing office and ask if you can get out without penalties if you find another qualified person to take over your lease.
