Default Who Pays For Trees

I rent a lot space in a mobile home retirement community, recently my wife
and I discovered that a 100 year old oak died from a tree virus known as
sudden oak death. It poses a threaet to several mobile homes. I am told that
it is on the lot that I rent therefore the $1950.00 cost of removal of the
diseased tree is totally my responsiblity.

Is this correct?

You would have to consult state law on this, as states differ on their opinion of who is responsible for these. Here, the property owner would be responsible for the tree since he knew it was dead. If it was just a dead limb in an otherwise healthy tree, the owner of the property it overhangs would be responsible for it. In your case, since you rent the lot and it is a retirement community, you need to check your state law to see if the owner is responsible or not. Did you get a certified arborist to write a report as to what killed the tree? This may make a difference since it would show that the tree died through no fault of your own.
