Confused My tenant won't understand

Hello I need help with my problem. Any help will be appreciated. I bought a house in February of this year. I was living with my daughters father and had a good job. I was very happy because I thought I had achieve my american dream. I was thinking about refinincing in 6 months to lower my mortgage. Before my 6 months my fiiancee left me and right after I lost my job. I kept looking for another one and found one that pay much less than the old one. I had rented my upstairs apatment to a woman that my realtor recommended. I rented for 6 months. The woman sounded very nice and explained to me that she didn't have the security that she was going to give it to me in a month. I understood and said ok, but she never paid the security. After my fiancee left me I started having money problems. Then when I lost my job I was in a worse situation. I try to refinance but I was told that i wasn't making enough money. I place the house in the market for sale but I haven't been lucky. I decide to go for forclusure because I couldn't afford the mortgage. This was decided on October. I told my tenant the situation and told her to star looking for another place to live. I told her not to give me any more money and save it to find a new apartment. I moved to
New york because my friend had an empty apartment and she saw my siuation and help me. I still have my house nd the process for forclusure is going to strart this month. I called the tenant and asked her if she found an apartment because my house was in foreclosure. She starte to scream at me and told me that she was going to sue me because I had broken the lease. Pleas help me and let me know what are my rights. she didn't pay the security and I she hasn't pay any mor money since September. Thanks.

Allowing her to stay without paying rent was generous and should have provided her with the money to find another apartment. However, the tenant has chosen not to do this. Do not worry about her suing you. Foreclosure proceedings end all leases so you will have violated nothing. When the house is foreclosed on by the bank, they will issue her a 30 day notice to move out. You should notify the bank that there is a tenant in place and that she is staying without paying rent (so she can save to move out). Sorry this has been such a tough year for you. May the next year be better.
