Confused HELP! Problem with the manager!

I live in a mobile home community. We got a few months behind on the rent and apparently we were suppose to go to court about it, but we never received anything about it. The manager showed up about three weeks ago with an eviction paper and asked what we were still doing here, that we were suppose to be out by the 31s of Aug. I had a confused look on my face and he asked what the problem was and that I act like I kinow nothing about it. That's because I didn't! I told him that. He said don't even try to give me that, that I was told when we went to court. I told him we never received anything about it, that I didn't know any of this and I had never seen the eviction paper he was holding in his hand. He didn't hand it to me so I could look at it and he didn't give me a copy either. He came back a feww days later to ask what we were going to do. I told him that I had been trying to call the owners and he got bent out of shape, started yelling at me that I was suppose to call them, that as far as I was concerned he was the owner and I was never to call them. So is that suppose to mean that if I have a problem with him (like him flat out calling me a liar and yelling at me) that I am just suppose to take it and keep my mouth shut?
I told him that I was calling them to ask if we could have some time to find somewhere else to go, since we didn't know about the eviction. He said he would give us 10 days. He came here at 8:00am of the tenth day with a sherrif to throw all our stuff on the lawn, which actually only gave us 9 days not 10. They do not own our mobile home. We pay a mortgage on it to a bank. Can he just walk into MY home and throw MY belongings on the lawn?
Well, it didn't happen. The moving people he had coming weren't here and the sherrif said that he couldn't wait for them to show. So he scheduled it for a week later, which is tomorrow.
When they had been here last week I had told the manager about the leak in the water pipe outside. After they had all left one of the maintenance guys came down to look at it. He tightened the valve on the pipe to try to minimize the leak, which also minimized how much water we get inside. The water is down to a trickle. It took 30 minutes to fill the washer and forget about being able to take a shower. I called down to the head office and told the manager about it and asked if they were going to fix it soon. He says I didn't plan to fix it until you left. That leaves my family with 3 kids with barely any water for 5 days! Can he get away with that? What can I do about it?
I have been trying to contact the owners about him, all that he has been doing and also trying to make some kind of arrangement about possibly rerenting the space in my name or with my business name. They haven't responded yet and he will be back here tomorrow morning at 8:00am again to try to remove are stuff and throw it on the lawn. There isn't a chance of getting ahold of the owners before he shows up here. What can I do to stop him?

If the owners hired him as manager, they don't want you to contact them. Owners hire these managers so they don't have to deal with the problems that come with the rentals. They leave all of those to the manager.

If there was an eviction hearing and you didn't get proper notice, you should have immediately called the court that heard the case, informed them of the lack of notice, and asked for the eviction to be set aside. You didn't do that.

"He came back a few days later to ask what we were going to do. I told him that I had been trying to call the owners " What did you do in those days besides try to call the owner? You should have been trying to get the eviction straightened out with the court. Then the sheriff arrived for the set out. Luck for you the movers weren't there. YOu should have then looked immediately for a place to move knowing you only had a week's reprieve.

I don't understand you saying that the trailer is yours and you pay a mortgage on it? Are you behind on lot rent then? If so, he shouldn't be able to remove your belongings from the trailer, but he can have the trailer towed off the lot (belongings and all inside). When they come tomorrow show the mortgage papers to the sheriff and tell him that the trailer is yours. He shouldn't be able to come inside your property. Just remove your property from his property (by towing it) to an impound lot. If the sheriff won't listen, I don't know what you can do. You've waited too long to appeal this before the set out.

Additionally, it won't do you much good to complain about a water problem when they've already been granted an eviction against you and you were already scheduled to be removed. I'm sorry, but I don't have much good news for you.

I didn't know I could contact the court and ask for it to be set aside or I would have. That is why I tried to contact the owners, to inform them of the lack of notice and ask if it could be turned around. I had already tried that with the manager and he just called me a liar and completely dismisses what I say. I have been looking for another place to go. It's not easy to find a place for five people. Besides, we can't afford to pay a mortgage payment for the mobile home and pay rent somewhere else. Yes we have a mortgage payment for the mobile home and we pay lot rent on top of that. Trying to pay a mortgage payment and rent another place at the same time would be harder because rent for another home, even an apartment, would be more than that what we already pay for the mortgage and the lot rent. I don't know if we would still be expected to pay lot rent if we moved. We have looked into what it would cost to move the mobile home. It's a double wide mobile home, 70ft long. It would cost $7,000 and this is the only place in town that can handle a mobile home this size.
I told the sherrif that it is not owned by them and we pay a mortgage on it when I asked him how the manager can think he can just walk in and start removing stuff.
He was told about a repair that needed to be done and he refuses to do anything about it until we are gone. I read somewhere when I was looking for one of these forums to ask questions that he can't do that. I would think that there is someone like the health department or housing commission or something that would be pretty interested in that.
And as I already said, I have tried to appeal this with the manager. He just calls me a liar and bent on us leaving. So, I am trying to appeal it with the owners. I didn't know for sure that it could be done, but I have to try. I don't want to move. We have lived here for 15 years. My kids have friends here. We can't afford to move it and we don't have anywhere to move it.

You better call the court immediately about setting aside any eviction. They can force you to remove that trailer if the eviction is not set aside. They can force you to live elsewhere until you do. They can get a judgement for any monies owed and put a lien on your trailer.

I suggest you forget about appealing to the owner. If this has already been ruled on by a judge, it is out of their hands now. They could not withdraw the eviction now if they wanted. Spend your time and energy contacting and petitioning the court to change the ruling. Try contacting a tenant advocacy group in your area. They may be able to help. Call the clerk of court immediately. And keep looking for a place to move that trailer. It is likely that you will not be living there much longer.
