Hi,
II signed the lease for 6 months this friday (05/25/12) since i have my work (at work location) till end of this year. Unfortunately My project was terminated at the client location (5/31). I came to know that my lease was approved only today (5/31)...which starts from 6/1/12. I told them about my lay off, but they gave me 3 options. Pay $300 for sub lease and they would find some one for the apartment, between pay the rent till they find some party for sub lease. Pay total 6 months amount to terminate the lease. If we move out of city with in the same company, pay 1 month rent as fine and terminate the lease. I live in Fairfax but wanted to move to Charlettsville since i got my new contracting job there. Since i dont get any more jobs in Charlettsville in my field. I dont want to move there, instead i have lease in Fairfax till July end. P.S: I don't have any documents of proof with me. They told me that they would provide all the documents once my lease has been approved by providing few more documents to be signed after. I wonder if there would be 30 day satisfaction period once me move in VA. Not sure though. Please let me know what i can do here. |

I wish to inform you that once the fixed term lease has been signed, if you terminate the lease early then you will have to compensate the landlord for the damages suffered by the landlord on account of breach of contract. You will have to pay the rent till a new tenant has been found and occupies the premises. However, it is the duty of the landlord to mitigate the losses on account of early termination of lease by you and to make reasonable efforts to find a new tenant.

Similar question... I have been living in my unit for 2 years... I just signed a new lease that starts in 3 weeks.. However I have had numerous issues with no Hot Water... I have had (11) early morning and late night emergency calls, waited an hour, then after the fix, waited (2) more hours for hot water over the last 6-8 months.
We signed the Lease with the agreement that they would replace the Entire Water Heater to resolve the issue. When installing the new WH, they blew a line and soaked my leaving room which poured into the garage below. They re-attached the lines, got the heater running but left the wet carpert for the 3 day weekend. In trying to work with the Mgmt Company we let this slide but its been 2 weeks, and I came home last night to water in my garage. When the maintenance guy showed, he stated the lines are leaking cause they were not sealed properly... He put fans in that ran all night to dry the water, and then we woke up to no Hot Water again... At this point, I am wondering, is there a legal way to change my (1 year lease from Nov 9 2012-Nov 9 2013) to a month to month so we can look for a new place with out a breach of contract. I have tried really hard to work with the company but this re-occuring issue has strained my living, my relationship and is disrupting my life to the point, id rather move than look forward to another year of this. Any comments are appreciated... Thanks |
