Default "Excessive Damage"

My former landlord is threatening to charge my two roommates and me with a $4000 bill for replacing the hardwood floor in the living room of a brand new apartment I rented last year. We paid a security deposit that he has now decided to keep. Is it within his rights as a landlord to charge us an additional $4000 to replace the floors after withholding the security deposit (this is in KY)?

Only if the damage was beyond reasonable, normal wear. Did you destroy the floor?

4 grand for flooring! What was the problem with the floor? Did it get damaged in some way? Was there any way to replace only the damaged part of the floor? Need more info. The security deposit is supposed to be used to cover damages. But if you or your roommates damaged the new floor and it had to be completely replaced (costing more than the deposit), he can charge you for the damages. Please post with more info about what was wrong with the floor.
