landlord/tenant disputes
Tenant has unauthorized pet on premisis. Tenant did not sign a lease and cannot be located, has phone turned off. Rent is past due several weeks.

Is the tenant still living there, or have they abandoned the unit with the pet still there? Please post your state and I will direct you to your state's abandonment statute. This may be covered by that. If they are gone, please call animal control. No one feeding or watering the dog is cruel. If they are still living there, start an eviction immediately for nonpayment of rent.
