Default Looking for Legal advice for Landlord-Colorado

Have a tenant that has been chronically late on rent, has unapproved roommate(not on lease agreement), broke our fridge then took it to goodwill(and did not tell us). Advised him we will talk to lawyer. Then he calls and says he wants to move out now, prior to end of lease (by three mos) and for us to find out from lawyer what his financial responsibility will be.
So, he basically took our property(fridge) and disposed of it without asking.
And the place is a mess.
Trying to find out our legal stand in this. And are at the point of just wanting to get him out of there. He has broken the lease by having the roommate, destroyed our property(theft actually), and now wants out of his lease to move. Is it worth it to spend $$$ to go after him for balance of rent for term of lease and for the fridge? Or just cut our losses, let him move and of course he should not get deposit back?

Based on what you say here, you could file suit against him (or at least threaten to do so) in small claims court or in regular court; filing in small claims court is easier and requires no attorney...you could try to collect all of the costs and damages that you suffered due to his behavior... plus rent until you re-rent it if the lease is still unexpired.
