Confused Need to break Lease for safety Reasons..Can I?

As of June 1, I will have 4 months left of Rent to pay on my 1 year
lease. Over the past 6+ months, more and more things have been happening to the property of myself and my roommate/girlfriend. Both of our cars have
been severely "keyed" aka scratched many times (I have pictures of all car
damage). Also, my SUV was smashed into by a neighbor's truck, but since
they left the scene and the witnesses weren't all that great, the case
was dropped. To top it off, profanities were scratched out of our apartment
door a couple of months ago, and just last week, someone scratched "FAG"
into the door (pictures were taken prior to the re-paint). The apartment
complex is gated and has 5 security guards on campus at all times. We were under the impression we were paying for added safety! My roommate and I would like to break our lease early, but are not sure how to without penalties. We feel that our safety is in question since the "incidents" have been more often as of late and we don\'t want to stay until one of us gets assaulted or hurt. We have contacted the property manager about what has happened, but she said that unless we catch the offenders, nothing can be done. I need legal advice for Tenant-Landlord agreements in GA?

It is permitted to break the lease (or sue for the decreased lease value in small claims) if they have failed to comply with the lease and/or there are health, noise or safety concerns--but save all information, evidence etc. in case they dispute the situation and try to take you to small claims court.
