I wrote up an agreement with a person to have him lease 100 acres for a total not to exceed 5 years at a set price of $30 per acre. This was to be paid once each year for each of the 5 years. This agreement is in its 2nd full year, however, I have been approached and have agreed to sell this land to another individual. The person who is presently leasing the land wants me to pay him for the 3 years that he will not get to use the property. Am I liable to pay him if he has not even paid for these 3 years?

he can sue you if he cannot keep the lease, so you need to work out some agreement with him or let the lease run and then have the buyer take it when the lease is finished
