Default Owner of property changed, is our lease still valid?

When we signed our lease, we signed with two different LL's. The lease stated we were to pay rent to LL1. Within several months, LL1 and LL2 had a falling out, and LL1 is no longer involved. LL2 brought in someone else as a co-owner but LL2 has not given us a new lease. Is our lease valid if one of the issuing parties, the one we are supposed to pay, is no longer involved?

I ask because we are having a dispute with LL2 and need to terminate the lease. Thanks in advance. We are in Hawaii.

Your question is a bit vague for a definitive answer.

The lease governs. You pay only as it is stated on that paper.

If the party receiving payments is unable to continue for some reason, then your lease is not valid unless it was validly assigned to a new party.

You really have to look at what you signed closely --

I would say yes, the lease is valid. Changing owners does not invalidate a lease. Sounds like the first two owners had a disagreement, and one sold out their interest in the property to another person. However, this does not affect the lease which remains in effect no matter who owns the property. Only a foreclosure breaks a lease. If a property is sold, a new owner must honor an existing lease.

Your lease is valid. You should contact the current owners to discuss your lease break fees.
