I don't understand. Why are you worrying about who's liable for his equipment inside a property that he is no longer going to buy? Why are you allowing him to store his stuff in there? Give him written notice to remove that equipment immediately, and if not removed within 30 days, the equipment will be confiscated and sold to pay the storage fees that I certainly hope you are charging him! Send this notice to him by certified mail, return receipt requested. This is commercial property and does not fall under residential LL-Tenant law.
