The property is in florida. When she gives them notice that she is coming to inscept the property does florida law require that they have to be there for her to go in?

No FL law requires tenants to be there when an inspection is done. She does need to give them proper prior notice before the inspection (at least 12 hours I believe in FL, but 24 hours notice would be better). Just give notice that you will be there to inspect on xx/xx date at xx:xx time. Make sure it is a reasonable day and time (this means M-Sat. and hours between 8am-6pm usually). State that their presence is not necessary.

FL law requires only 15 days notice on a month to month tenant, but I would give them 30 days notice so they have sufficient time to locate a new place. Give this notice 30 days before the lease expires.

In the lease my mother printed up it keeps making references to the Act. What is the Act?

What must be defined or it has no meaning???? This cryptic post doesn't make sense.

The Act is the LL- Tenant Act. I have no idea what that last poster is talking about. What has to be defined or it has no meaning???
