Default MA - Tenant at Will - Washer and Dryer

Hi,

I rent an apartment and when the tenants moved in I allowed them to use an old dryer I had. Now, the dryer is haing problems and likely needs to be replaced.

We have a tenant at will agreement, I did advertise the washer and dryer being available, and I obligated to fix and/or replace the dryer?

Yes. You provided the dryer to the tenant. Unless you noted specifically that it was not included in the rental, you are obligated to repair. Call a used appliance repair guy to repair. A repair like this should cost about $50. If it can't be repaired, replace with a used one, NOT a new one.
