Question No contract

I have an unusual situation, with numerous issues. I'm "buying" a mobile home with "owner financing". I paid $10,000 down and make payments of $200.00 per month. When I moved in a year ago, the furnace was supposed to be repaired asap. I had no heat all winter (2 yr old in home too) and still refuses to repair it. There was never a contract written up, although I have asked several times. 2 months ago I told him I would pay him when he produced an acceptable contract and repaired my furnace. Yesterday he left a 5-day notice on my door that says I owe way more than I do and that he will have me removed for squating, by the sheriff. On the 5-day notice, there is stamped at the bottom the name of "his attorney", who has not had a license to practice law since 2001. There is much more involved with this case than I can put here. This man has been taken to court numerous times over the years. He is very dishonest and needs to be stopped. I have done some research and have some information, but I don't know how to use it. I would be grateful for any assistance I can get.

You may want to file in small claims or other court and sue him immediately for any damages that he caused or for the failure to abide by the agreements you made. Your case would normally be heard before any eviction matter, and it may help to get these matters settled overall.

Default no contract

The limit in small claims court in this state (WA) is $4000. I gave him & 10,000. I think I need another avenue. He is now refusing to give me a contract and wants it (the mobile home) paid off. (by my calculations, it should be paid off) I told him to produce paperwork proving he has a right to sell it anyway. We have yet to find the serial number on the trailer, and the county records are sketchy,at best!
