Question Tenant empty Threats may cause mold inspection and more!

My new tenant since 6/1 has complained that her Chrons disease and allergies are aggravated living in my house, as of july 1 and as of the day my previous tenant (evicted for non payment and angry that I diddn't hire him to do brick work --they were 4 months late on rent).

The current tenant has a cat, dog, two heavy smokers in the house (my mistake) and is blaming me for her health problems.

I'm worried that she may cause me to get involved with mold issues.........there is no visible mold anywhere.

There was a water stain on a ceiling tile.

Now i'm thinking that I should test myself to know what may happen, clean areas that I think may be problems--under a porch, rotten wood along side the porch.

Please advise me...I just sent notice to quit for nonpayment of september.

Just give notice to enter to do repairs. Go in and replace the ceiling tile. If it is a drop in tile, it is easily replaced. If it is the type that is stapled to the ceiling, cut it out with a razor knife and nail a new one in with white trim nails. You may need to trim some of the edges from the new tile to fit. Problem solved. Any mold, if present, was removed.
