Default no lease or contract: sister wants to sue us for back rent

OK,
What happened is we were living in another place with a lease.
At the end of the lease we had to move cause we didnt want to renew.
we doing this as afvor for her not to lose the house and a favor for us in getting in a house without a down deposit.
My wifes friend was moving out of there house and we moved in with no contract or lease.This house was a mess, there stuff still in it, pet urine and there cats still livin in the house. we got rid of them in a month.
It took us a few evenings to clean it, plus we repainted 3 rooms befrore we moved in.

Later on we found out that the owner of the house (Wifes friend) wasnt up to date on the mortgage and we received a notice in the mail in regards to paying $1800 a month for the next 3 months to keep the house. So we tried to get a hold of the owner numerous of times and asked her is everything taken care of, she refused to answer the phone or return any messages.
We paid the total of $1000 before all this happened.

Now she sold it to her sister and her sister wants to sue us for back rent.

Thats my story, where do i stand

i stopped paying cause her house went into forclosure forcing us to move out.
knowing she was behind in her morgage and not telling us and letting us move in anyway

You werent forced out. The house was sold you are acountable for rent for entire lease

If you did not give notice you were leaving its likely you still owe at least one months rent

A property owner's foreclosure is in no way related to a tenant/landlord contract. If you stopped paying the rent, as your lease dictated, the landlord can sue for damages.

The landlord is not required to tell their tenants that their property is going into foreclosure.

Landlord's lacking in their own responsibilities does not absolve tenants of theirs.

THERE IS NOT ANY BINDING CONTRACT< NO LEASE< NO RENTAL AGREEMENT>

Let me try to explain this in plain English. When you have no lease or no written agreement, the government considers you to have a month to month agreement. They do this to protect tenants so that a LL can't just throw you out into the street. They enact a month to month agreement for you. So even when you have no agreement, you are still a month to month tenant. If you move out without giving the required amount of notice for your state for a month to month tenant, you owe the rent for that period. This notice varies between 7 days and 60 days long, but most states require 30 days notice. Hence the comment that you would still owe them a month of rent for failure to give proper notice.

The house going into foreclosure does not end your requirement to give this notice. If it sells while you still live there, you still have to give the notice to the new LL or they give it to you to move out. If you move out before you are notified by a new owner or before it sells, you still have to give notice. Foreclosure does not instantly end your m2m agreement.
