Owner wants to terminate lease after just 1 day

Colorado.........I have a signed 12 month lease that states "pets allowed with owners approval" we gave a $250 non-refundable deposit after just 1 day the owner called and stated that there is a problem with our dog (by the way its a small dog) and wants us to move. my question is can he do this?

He cannot make you move. But since the lease clearly states that you can have the dog only with the owner's approval, he can make you get rid of the pet. He is not approving the pet and you must now find a new home for it or move. Have you asked him what the problem is with the dog? Is it a breed that is on the insurance company's "Do Not Rent To" list? Does it bark? Is it licensed, vaccinated, neutered? Maybe you should ask what his objection is. It could be something you can remedy.
