Default Adding a new tenant to my lease-Virginia

I current live in a 2 bedroom apartment with a roomate at a rate of 950. We are both on the lease. We want to add a third roomate to our lease. The lease allows ammendment stating that it is at discretion of the lessor. It also states that a application fee will be charged as well as $80 fee. My question is can my rent be raised if they approve the new roommate? If so by how much? I have rented at this price for 2 years.

Yes it's probably. Lessor means the landlord.

My question is can my rent be raised if they approve the new roommate? If so by how much?

If you are no longer on lease, the LL can raise your rent by giving you the appropriate amount of notice to do so. (If in VA, he will give you 30 days notice to raise the rent.) You can consent in writing to the new terms, or move out. There is no limit to the amount he can raise the rent. He can charge whatever the current market conditions will allow.

I will still be on the lease. IN fact I am only 6months into my current 12 month lease. The process is called a lease ammendment. Afee of 80 dollars is charged to do this. Since the lease will change it may be considered a whole new lease entirely.

My questions are

1. Is this going to be a new lease?
2. Will my rent go up by adding another roommate in the middle of my lease?
