Confused Is It Legal?

Hello. I am currently living (paying off the mortgage) on a one family house in Queens, NYC. Since paying the mortagage is soo hard lately I decided to rent the basement and part of the first floor (bedroom and shared kitchen/bathroom)

I know that its not legal to rent as a seperate apartment but I see people sharing rent all the time in condos/coops but why not houses?

If I own my house and looking for a roomate to share the bills isnt that legal?

Is your property registered correctly?

In NYC you need a CO to legally rent a space.

You can share as roommates yes if they full run of the home as well.

Renting like this falls under rooming laws, not under renting a separate unit. The laws are different for each type. Please check what regulations cover these in your area. There are normally rules about how many people you can rent to, what areas they rent (usually a BD), and access/egress requirements.

Are you under rent control in your area? The best solution would be to google rooming laws for NY. I did and found:
