Commercial Tennant needs HELP!!!

My commercial lease was terminated by landlord for late rent (she received payments ongoing and gave no "rent with reservation" notification) and misrepresented the amts owed
in court. I got her judgement vacated, but we are still in court for monies re: property improvements made by me during occupancy (>30k) - and I lost my restaraunt. Any advice?

"She misrepresnted the amounts owed." Does this mean you owed some rent? If so, she terminated the contract legally and the only thing you can do is go back to court on the judgement and get the judge to authorize the correct amount of money you owe.
