Question broken lease w/o 30 dy notice

QTenants signed a 6mo. rental lease on 10/1/07 gave a M.O. in amnt. of $800.00 which $467.00 was for deposit the rest for pymt of moving in the 3rd wk. of Sept. While moving their personal property, they said a box containing electronic games etc. had dissappeared. I had workers finishing up remodeling the apt. for which tenants were aware of before they moved. On Jan. 20, 2007 I received a cell call in which they told me that they were moving at the end of the mo. & wanted to break the lease. I told them that they had not advise me that they were looking to move nor had they given me a 30 dy. written notice as required in their lease; also, reminded them that the Jan. pymt. had not been made (they have a $200.00 credit which they had pd. in advaced for the 1/07 rent). They moved out 2/2/07 and left me a letter with a check in the amount of $267.00 with deductions and prorations they came up with. The letter states that I am wrong about the lease being up on 4/07 that 6 mo. from their signing the lease 10/1/07 should be 3/31/07 instead. They left a check in the amt. of $267.00 as 1/07 rent pymt. Pls. advise what can I do? Thank you so much.

It is six months from the day that they started to pay; the first paid date under the lease normally. You can sue them in small claims for any violations. It is easy to do.
